Interested in Viewing a Property?
We'd love to help! Stop by our office anytime Monday – Thursday from 9 AM to 4 PM, or Friday from 9 AM to 3 PM. Anyone 18 or older who will be viewing a property must bring a valid photo ID. We'll make a copy, hand you the keys, and you're free to check out the unit(s) that interest you.
How Do I Apply?
The first step is completing an application. You have two options:
- Online – Visit www.MurrayKYRentals.com and apply ($30 fee).
- Paper Application – Pick up a copy from our office, fill it out, and return it ($30 fee, payable by cash or check).
We highly recommend applying online, as paper applications take 3-4 business days to process due to manual data entry.
How Long Does the Application Process Take?
Once we receive your completed application along with required documents (pay stubs, proof of income, etc.), processing typically takes 1-2 business days—sometimes more, sometimes less, depending on you. Once submitted, you'll receive an email with instructions for a background and credit check, which will determine your security deposit and whether a cosigner is needed. Be sure to follow the instructions promptly, as we cannot proceed until you do your part.
Is There a Security Deposit?
Yes, the deposit amount is based on your credit score:
651 and above – 1 month's rent
451-650 – 2 months' rent
450 and below – 3 months' rent
Don't have a credit score? No problem! You can either have a cosigner or provide two years of statements from two different accounts showing on-time payments with no service disruptions for at least 24 months. If you can provide this, your deposit will be 1 month's rent.
I've Been Approved—Now What?
Your approval is valid for one month from the approval date, as long as the information on your application remains accurate (e.g., employment status). Properties are rented on a first-come, first-served basis, so if you find a unit you like, act fast! We can't guarantee its availability in the future.
Can I Secure a Lease for a Future Date (Next Semester, etc.)?
Yes! However, we can't predict availability far in advance since tenants only need to provide 30 days' notice. We maintain a notification list—just provide your name, email, desired number of bedrooms, and preferred lease start date. When a matching unit becomes available, we'll notify you. Keep in mind, it's still first come, first served.
Reserving a Property That Will Be Available Soon
If a unit is currently occupied but will be available soon, you can secure it in advance. To do so, you'll need to sign a lease and pay both the security deposit and first month's rent. If the unit isn't ready within 15 days of your lease start date, you'll have the option to terminate the lease.
Lease Lengths
Lease terms vary based on your signing month. All leases must end in May, June, July, or December to align with school semesters. If you prefer a shorter lease, there is a $50/month fee with a minimum lease length of six months (subject to the owner's discretion). Here's a breakdown:

Pet Policy
We love pets! To have one in your unit, you must register it and sign our Pet Agreement. Fees include:
- $150 non-refundable pet fee
- $25/month for the first pet
- $25/month for the second pet (max: 2 pets)
Restricted Breeds: Akitas, Chow Chows, Dobermans, German Shepherds, Huskies, Malamutes, Pit Bulls, Presa Canarios, Rottweilers, Staffordshire Terriers, and wolf-hybrids.
Are Appliances Included?
Many of our units come equipped with a fridge, stove, microwave, dishwasher, washer, and dryer. If you prefer to use your own washer and dryer, a one-time, non-refundable $80 fee applies to cover the cost of removing our appliances.
Reporting Suspicious Activity
If you suspect illegal activity in your building, please contact local law enforcement immediately. After reporting, notify management in writing. We take community safety seriously and appreciate your vigilance.
